Content of the study
The current reports in the media and from the larger associations could not be worse: The construction industry is suffering from a historic decline in new building permits across all building classes. However, it is worth taking a closer look - because while the construction of new single-family homes is already causing significant slowdowns in the value chains that depend on them, companies with high exposure in the more complex application segments, e.g. MEP, and in non-residential construction segments are still doing relatively well. With all the focus on new construction, the renovation business is often forgotten, which will become significantly more important in the coming years and decades in order to fulfil the goal of a CO2-neutral building envelope.
In order to obtain a more differentiated picture of the economic development of the construction industry in Germany, S&B Strategy has been conducting a quarterly planner survey with 150 architects, planners and civil engineers from various segments since QI/2022. This serves as an early indicator for developments in the construction segment and enables relevant trends, such as digitalisation and energy requirements, as well as challenges, such as a shortage of skilled workers and increasing project complexity, to be identified and evaluated at an early stage. The following topics illustrate the challenges that will increasingly affect the construction industry in the coming years.
